Roadmap to development: BBMP on fixing city’s Rajakaluves

Off late we have seen several stories in the media where houses built on stormwater drains have been broken down.  

We are living in an era of unprecedented growth in India. However, with growth, there is also pain. Why? There are so many unverified sites and townships out there in the market that citizens are being duped. And even if they are not duped they are easily misled into owning something which does not follow zoning laws.  

Media reports showcased so many families pleading with the government to give them succour over alleged construction on stormwater drains. The suffering, in the end, is meted upon by homeowners.  

Let's fix this.  Here is what you have to do. It's not rocket science.

Here is what you do to verify everything about where you are staying:  

Check your documents

When you buy a house & set your documents when you sell it - Not many realize the problem at hand. Most documents in India need to be verified by various government departments, is it revenue land, is it registered, or is it part of the agricultural land? There are several questions - this is where we can come in and ensure that your property is protected. We can ensure that the property you are buying is clean on the papers and great on the price.  

Ensure that all the elements work

Like wiring, foundation, structural integrity and plumbing are set right too.  Do ask the contractor how many projects have been constructed by his team and check whether he has paid attention to these details of not going beyond regulations. Ensure that the projects are completed on time. The BBMP will come after you, or any local authority will come after you if your documents or your construction is not in order.  

There is a lot of information about the Confederation of Real Estate Developers Association of India (CREDAI), or the Builder’s Association of India (BAI).  

However, when you come to us you are pretty much set. Your house will not be demolished and your building will be constructed fine.

Remember that construction is governed by zoning regulations. 

The BBMP has building by-laws. In some cities, they are also called Development Control Regulations (DCRs). Ask for the city’s Development Plan (DP) or Master Plan, which captures the long-term plan of the government for the city. But, who has the time to read these things that talk about good things in the future?  

This plan is generally made for 20 years. Among the DCRs’ prescriptions, zoning is a planning control tool for regulating the built environment. The rules of zoning mandate the kinds of construction that could take place in that zone.
